Terms & Conditions of Stay

By booking your stay, you agree to abide by the following terms and conditions.

Arrivals & Departures

• Check-in: Between 2:00 pm – 4:00 pm on the day of arrival, unless otherwise arranged with the owners.

• Key Access: Keys will not be available in the lockbox before 2:00 pm.

• Early Check-in / Late Check-out: Available upon request. Please contact Earl at 0434 654 332 in advance. Additional charges of $50-$150 may apply, subject to availability. Requests should be made at least 24 hours before departure.

• Departure Time: Strictly 10:00 am. Early or late check-outs must be arranged in advance.

• Key Return: Upon departure, please leave the keys on the kitchen counter and ensure the door is shut.

Check-in Procedure

We offer a contactless check-in process for all guests.

• In rare cases where back-to-back bookings occur, the cottage may not be ready before 4:00 pm.

• Guests must collect their keys from a lockbox located next to the reception (on the wall near the carport opposite the caravan).

• Prior to arrival, guests must provide a copy of their driver’s license via text to Earl at 0434 654 332 or via email to escape@theblacksparrow.com.au. The lockbox code will only be provided after receiving valid identification.

No Smoking Policy

Smoking is strictly prohibited inside the cottages.

• If cigarette smoke is detected, the cottage will require thorough cleaning and deodorising, incurring a $250 fee.

• Guests are responsible for ensuring compliance with this policy to maintain a clean and comfortable environment for future visitors.

Pet Policy

Guests bringing pets must inform the hotel in advance and arrange payment of $35 per day. Responsibilities of Pet Owners:

• Pets must be non-aggressive and not pose a risk to guests or other animals. Owners are fully responsible for injuries or damages caused.

• Pets must be clean, flea-free, and up-to-date with vaccinations.

• Owners must bring their own pet beds, crates, and scratching posts.

• Pets are not allowed on beds or sofas.

• Waste must be cleaned immediately and disposed of in the red garbage bins outside the main gate.

• Pets must not be left unattended.

• Pet hair should be cleaned using the provided vacuum cleaner.

• Owners are liable for charges associated with damages or extra cleaning required due to their pets.

Cleaning & Maintenance

To maintain a high standard for all guests, please adhere to the following cleaning guidelines:

• Dishware & Utensils: Must be washed and stored properly or left next to the sink to dry.

• Strong-Smelling Foods: Cooking pungent foods indoors is not permitted—please use the outdoor BBQ burner.

• Avoid Staining: Linen, towels, carpets, and furniture must be kept stain-free.

• Restricted Activities Indoors: Cleaning fish, smoking, or burning incense is not allowed.

• Drink Spillage: Must be cleaned immediately. If steam cleaning is required, a fee of up to $250 will apply.

• Departure Cleaning: Guests must leave the cottage clean and tidy, including the kitchen and BBQ area.

• Garbage Disposal: All waste must be bagged and deposited into the garbage or recycling bins outside the resort entrance.

• Failure to clean properly will result in penalty charges ranging from $150-$250.

• Furniture & Kitchenware: If items are moved between cottages, they must be returned before departure. Failure to do so may result in a charge of up to $150.

Damages & Liability

Guests are responsible for any loss or damage to furniture, fixtures, fittings, and outdoor property (excluding normal wear and tear). If something is damaged upon arrival, guests must notify management immediately to ensure prompt resolution.

Damage Recovery & Charges

In addition to repair and replacement costs, we reserve the right to recover any legal expenses incurred in damage-related claims.
